We have lived here for 10 years and have now decided to return to our native Ireland for family reasonsThe land and entire domain are freehold with no rights of way. We are 250 meters from the road and have no neighbours. There is a gated entrance leading to the property.

2. The house was built about 1860. The house is stone built and has a energy rating pass of C 127 and CO2 rating of -5. We reroofed, rewired and replumbed the house in2008 and installed two new septic tanks which conform to present regulations in France. All work carried out by local French artisans. The roof and other work is still under guarantee. The house and the cottages are in walk in condition with no repairs or maintenance needed. The land is maintened on organic principles and there is drinking water available free from the river Vayres for livestock or horses. Included in the sale is a GODIN wood burning cooker in the kitchen and all white goods ie fridge etc. We have our own supply of wood for the wood burning stove and woodburner in the lounge. The lake is stocked with a variety of fish and conforms to French regulations for lakes.

3. The heating system was installed in 2008 and is a very economic system for heating and air conditioning the house. Pumpe au Chaleur or heat pump it draws in air and heats the air. Each room has a unit or two on the wall which has a tele command which can be set to come on and off at different times. The warm air heats the room to an ambient temperature in a short time. In summer the system can reverse to air condition house. We have the title deeds to the entire property as there is no mortgage on the property.

4. Local charges in France are the Taxe Fonciére l this year 2014 € 1450

Taxe D’habitation €600. We pay bin charges of €140 per year and the water is mains water and is about €300 per year depending on what you use. From Rochechouart there are 6 buses daily to Limoges which is the capital city of the Limousin. From Limoges there is a good train service to Paris 3 hours by train and south to Toulouse 2 hours. The international airport at Limoges is 35 km.
