The property is located at the western village outskirts on the hillside, facing south. From here you have an unobscured view to the Spessart forest. The total consolidated property comprises 26,940 square meters (6.66 acres) and there are additional 7,716 square meters (1.91 acres) which are not directly attached. Facing north, the property is shielded by one hectare of high forest with oak tree as well as beech tree population. The house is accessible by a private road leading through the forest that separates it from the town. At the southern side of the property there are garden - fruit tree- and meadow areas. The meadow is stably enclosed and is being fed down by the neighbour’s sheep or horses regularly, or being used for making hay. There is no lease contract for this. Part of the meadow is biotope. Since at least 24 years the property is being cultivated organically, without any chemical items. Since 1950, the year of the initial house construction, the property has been extended to the current state in three stages – the latest of which has been done in 1985-1986. The housing property only covers part of the total qualified plot area, being 4,000 m² altogether. The main building comprises two wings, each of which includes basement, ground floor and top floor. It contains the large living hall with an open fire place, in front of that the corridor and the kitchen, as well as eleven more rooms which can be used as bedrooms, guest rooms, utility rooms and as offices. Thanks to the various bathrooms and shower rooms, it is possible to also host several guests at the same time comfortably. The basement holds a sauna, a fitness room, a wine-cellar, a cold-store, laundry room, drying room, oil-fired heating, a room for oil tanks and several storage rooms. The new building and the old building can be separated by three passages – on each of the three floors. The roof of the old building has been newly insulated between the rafters in 2009 and was given a top formwork made of Betoplan form boards, as well as new battens and new clay bricks. The large wooden windows (insulating double glass) facing south all have electronic blinds. Above the doors and windows of the new building you have slots for installing electronic mini-blinds. The foundation, the ceilings and stairs of the new building are made of reinforced concrete and its walls consist of lime sand brick, which additionally has been clad with quarrystone or planking partially. The terrace is facing south. It is partially covered by a roof and is protected from outside views. Part of it is also an outside fireplace. From the terrace one has an unobscured wide view onto the mountains of the Spessart forest, as well as the sun, moon and the stars. In front of the terrace there is a pool (6 by 6 meters) inside a part of the concrete tub from the former swimming pool. To re-build the former swimming pool, which was 12 by 6 meters large and 1,80 meter deep, would be an easy project. The outbuilding consists of a depot that includes garages, a workshop as well as a wood storage.
